Business Forest Plan

The development of the Business Forest in Centenary Square, a priority project within the City Centre Masterplan, will create 400,000 sq ft of high quality office accommodation and establish a new Central Business District for the City Centre.  The proposed development site occupies a hugely important position in the heart of the City Centre and will be the premier commercial development opportunity emerging from the Masterplan.

The office park will consist of 400,000 sq ft of high quality, Grade ‘A’ accommodation, incorporated within several free-standing office buildings with large, flexible floorplates– together with associated residential and ground floor leisure uses, overlooking the new Mirror Pool City Park.

In order to progress the development, the sites of the former police station and the existing Magistrates Court must be incorporated. Yorkshire Forward acquired the police station in 2004 to facilitate this project, and discussions are at an advanced stage with Her Majesty’s Court Service and the National Offender Management Service with regard to the relocation of the Court to a nearby Council-owned site. This will be adjacent to the existing Combined Crown Court and County Court, where a New Justice Quarter with associated mixed uses will be created.

Bradford Centre Regeneration and partners plan to deliver the Business Forest by selecting a development partner for the site. It is envisaged that an international Design and Developer competition will be held to deliver the optimum scheme on site.

Aims: 
  • To produce a high quality mixed-use development which will attract new corporate occupiers to the city centre and enhance the quality of city living.
  • To establish Bradford’s office market and initiate the process of creating a new Central Business District for the city centre.
  • The development will seek to achieve a BREEAM ‘Excellent’ rating, which is seen as being of key importance in attracting potential occupiers in both the public and private sectors.

Discussions are continuing with Her Majesty’s Court Service and the National Offender Management Service, and it is anticipated that further detail around the New Justice Quarter will be developed before the procurement of a developer is progressed in 2009.
